If you’re a first-time buyer in the Knoxville area and think you need years of saving before you can afford a down payment, you may be working off outdated assumptions. Two loan programs — USDA Rural Development loans and Fannie Mae’s HomeReady loan — were built specifically for buyers in your position: solid income, decent credit, and not much cash sitting in savings.
Here’s what first-time buyers need to know about both.
This is the single biggest reason first-time buyers put off house-hunting. It’s also the reason so many first-time buyers overpay for financing they didn’t need — because a lender who doesn’t originate USDA or HomeReady loans simply defaults them into FHA or standard conventional financing without mentioning either option.
Both programs below let a first-time buyer get into a home with far less cash than the 10-20% myth suggests — in one case, none at all.
USDA Rural Development loans (the Section 502 Guaranteed Loan) finance up to 100% of the home’s appraised value. For a first-time buyer, that means no down payment to save for at all — just closing costs, which can often be covered through seller concessions or gift funds.
The word “rural” trips people up. In practice, the USDA-eligible map excludes only Knoxville’s urbanized core — a meaningful amount of the surrounding area, including commutable suburbs and small towns in and around Knox, Roane, Blount, and Anderson counties, falls inside the eligible boundary. First-time buyers who assume they’re priced out of anywhere “close to town” are often surprised by what’s actually on the map.
What it takes to qualify:
If the home you want is inside Knoxville proper — where USDA isn’t on the table — Fannie Mae’s HomeReady loan is usually the strongest low-down-payment option for a first-time buyer. It’s a conventional loan, so there’s no government mortgage insurance premium that follows you for the life of the loan the way FHA’s can.
